Amenities

How many amenities access credentials can each property owner have?

Each property owner may have a maximum of TWO credentials total. You have the choice of either a keycard or phone credential or a combination of the two.
I am interested in the new phone credential for the amenities. How does it work?

The newly upgraded access control system allows homeowners to use their phone in place of a physical keycard using Bluetooth technology. Homeowners who select a phone credential will register their phone number and email address with the HOA. The phone selected will be the one needed to enter the gate each time. The credential can not be shared with multiple phones. It is one credential per phone.
My amenities keycard is lost, has been stolen, or is physically broken. How do I get a new one?

If your keycard has been lost, stolen, or broken you can purchase a replacement card for $20.00. Please email the HOA HERE and provide your name, address, and the number on your keycard if you have it.
My amenities keycard is physically in good condition, free of any damage, but does not work. What do I do?

The first step would be to contact the HOA to see if the card can be reset or reprogrammed. If reprogramming is unsuccessful and the card can not be reset, the HOA will provide a new card free of charge. In order to get a free replacement keycard, the old one must be turned in. For more information on turning in a non working key card, please contact the Board directly HERE.
What are the pool hours?

During the Summer season, the pool is open daily from 9am - 9pm.
Can I host a party at the pool?

Yes, homeowners are permitted to host small gatherings at the pool. However, the pool can not be reserved. Gatherings and or parties should have no more than 15 guests.
How do I reserve the Pavilion for a party?

To reserve the pavilion for a party, you will need to visit Reserve My Court Create a login in to view the calendar. Select the date and time you wish to reserve and select "pavilion."
How do I reserve a tennis court?

To reserve a tennis court, you will need to visit Reserve My Court. Create a login in to view the calendar. Select the date and time you wish to reserve and select the court you would like to reserve.

Community

I want to make modifications to the exterior of my home, do I need to get approval?

Yes. Any modification to the exterior of your home requires prior approval from the Architectural Control Committee(ACC). This includes but is not limited to, exterior painting, structural additions, landscape modifications, fencing, etc.
Where can I find our Design Standards and Exterior Modification Form?

All of our community documents are located under the Members tab HERE. They can also be found on Georgia Community Management website.
How do I submit my ACC form for approval? How long does it take?

To submit your exterior modification project for approval you will first need to complete the Exterior Modification Application. Be sure to gather all required supporting documentation under the applicable category. The application and all supporting documentation can be submitted via email to acc@gcmmgt.com. The return email address is listed on the application as well.

*Note - While the ACC does have 60 days per the governing documents to review and respond to applications, the committee works very hard to review these requests in a more timely fashion. Incomplete applications will be denied and will further prolong the process, so please be sure you provide all of the required supporting documentation at the time of your submission.
The street light outside my home is out, who do I report it to?

You can report street light outages directly to Sawnee EMC. You will need to supply the pole number (sticker located on every pole) and/or the closest street address.

Community Inspections, Assessments, and Payments

When are the HOA annual assessments due?

The 2024 annual assessments have been divided into 2 equal installments for a total of $850. The first installment of $425 is due on February 1st. The second installment of $425 is due on May 1st. A 10% late fee is applied to any unpaid assessment balance on May 10th. You can mail your payments using the statement coupon mailed to homeowners or you can pay them online through Georgia Community Management Payment Portal.
How do I view my account balance and payment details?

To view your account balance and/or payment details please visit Georgia Community Management and select "Community Portal Login" on the top right corner. Once you are logged in, you will see the option to "Make a Payment" on the left side. You can access your account statement under "My Account" in the same area. This is where you can view your account balance, make an online payment, and view your payment history.
I received a violation warning, what do I need to do?

If you receive a violation warning and/or fine you will want to try and correct the violation as quickly as possible. After it has been corrected you need to contact our Community Manager, Amy Howell HERE and provide photos of the completed work.
